When a direct sale may help
You do not need to prepare the property for an initial discussion. A small amount of accurate information is more useful than sales language.

Dated presentation, repairs or compliance work do not automatically rule a property out. I will consider the condition honestly when assessing whether a purchase works.

I am a qualified Scottish letting agent with practical experience of tenancy, compliance and property-management requirements. Where a property and tenancy are suitable, I can consider buying with the tenant remaining in place.
Tenancy and compliance information can be reviewed early. That gives both seller and buyer a clearer picture and can preserve continuity for a tenant rather than creating an unnecessary move.
Every situation is assessed individually. No assurance about continuing a tenancy is given until the tenancy and property have been reviewed.

Each party appoints their own Scottish solicitor. Any agreed purchase remains subject to satisfactory due diligence and contract.
The buyer
I am Ryan O’Donnell, director of Win Win Property Co Limited. I buy properties to own for the long term, so construction, condition, location and a sustainable tenancy matter more than a quick resale story.
I do not charge the seller a sourcing or auction fee. Where it genuinely helps a transaction, I can consider a contribution towards legal costs or another current liability as part of the overall agreed terms. That is considered alongside the purchase price—not presented as free money.
